CONDITIONS:
The rental price for less than 12 months will be $2,450 per month. Minimum rental period is 6 months.
Entry to the condo will be from 2pm on the first day of the rental.
On the last day of the rental period, the tenant must leave the premises before 2 p.m.
Tenants must be approved by the owner.
The landlord will have the apartment cleaned prior to occupancy.
The tenant will have to pay the sum of 350$ for the exit cleaning by a cleaning company. This amount will be deducted from the security deposit.
Tenants are free to hire their own cleaning lady.
If the lease is not renewed, the tenant must honor all requests for visits, with 24-hour notice within 2 months of the end of the lease.
Smoking is not permitted in the unit. Smoking is permitted on the balcony or terrace.
Pets are not permitted. Except in exceptional cases with the owner's agreement.
Sub-letting prohibited (under penalty of fine by the syndicate).
Tenant must provide $2,000,000 liability insurance.
The tenant must provide the owner with a one-month security deposit.
The security deposit will be returned to the tenant within a maximum of 15 days following their departure, once the premises have been returned in the same condition as when possession was taken. In the event of breakage or damage (other than normal wear and tear), the owner may withhold a sum from the security deposit cheque for repairs. An invoice for such repairs, if any, will be provided to the tenant.
Payment of rent will be made by interac or bank-to-bank transfer directly to the owner.
Tenants agree to abide by the rules of the condominium and are responsible for any fines incurred.
If the tenant must terminate the lease during the rental period, he/she must give the owner 3 months' notice before leaving the premises and pay an additional month's rent as a penalty by interac transfer on the date of the notice of departure. This payment must be made to the owner as soon as the lease termination agreement is signed. This payment cannot be taken from the security deposit.
The tenant will be charged for lost magnetic chip keys ($50).
