Overview

References, a credit/background check, and proof of employment and income must be provided to the full satisfaction of the landlord within four (4) days following acceptance of the rental offer, based on the credit report and the tenant's financial documents;
No subleasing of any kind, including Airbnb rentals;
Non-smoking building, including cannabis and any other drugs;
The tenant agrees not to grow or cultivate marijuana/cannabis in the unit;
The tenant will be responsible for all move-in and move-out fees;
The tenant must provide the landlord, prior to occupancy, with proof of $2 million liability insurance;
The tenant agrees to pay the first month's rent upon signing the lease;
No pets allowed;
The tenant must provide the landlord, prior to occupancy, with proof of a Hydro account under the tenant's name;
The tenant agrees to comply with all building rules and regulations;
For any renovations or repairs, the tenant must obtain the landlord's approval prior to proceeding;
Any additional occupant residing in the unit on a long-term basis must be disclosed to the landlord without delay;
All keys provided to the tenant by the landlord upon move-in must be returned at the end of the lease term. In the event of loss or damage to any key, the landlord reserves the right to charge the tenant a replacement fee.
